"MODIFICATION" - LOT LAYOUT ADJUSTMENT
304 Meringo Road, MERINGO DP 1029087, lot 25
Our Association has made previous submissions on this matter,
each time objecting. Once again we ask Council to refuse this
application.
REASONS
- The state government is discouraging 1c subdivision. Creating
extra 1c lots goes against policies adopted by Council and the
state government.
- This Meringo land does not fit with the objectives of the
Regional Strategy and Urban Settlement Strategy to only allow
closer settlement where infrastructure is adequate.
- The large lot was to offset the fact that the lots in the
rest of the subdivision were too small. Section 4.2 of DCP 156
(Lot sizes and subdivision density) stated there should be no
further subdivision of residue lots unless --
a) a lot is indicated as a residue allotment for further
subdivision in which case the area of the lot shall not be used
in the averaging calculation...
b) The large 47 ha lot was
originally indicated as the residue lot and was used in the averaging
calculation. It should not be able to be subdivided
now
as is being proposed
- The large lot should also be kept because of the constraints
on that part of the land.
Calling this application a "modification" sets a
precedent to encourage other landowners to apply for similar treatment,
ie to subdivide large lots that were meant to offset other lots
in the rest of the subdivision - lots that were too small to meet
the DCP guidelines, and/or which have many environmental constraints.
